Thanks to her timely follow-ups, extensive professional knowledge, and valuable advice, she helped us 1) avoid purchasing an investment property that could have caused future disputes, 2) obtain a waiver of the penalty that we would have incurred.
Here is what happened:
After we decided to purchase the property, we contacted your firm immediately. Flame followed up straight away and reviewed our contract. As this was our first time dealing with an old property built in 1996, we had no idea that older townhouses were managed differently from those under the current community title scheme. Instead, they fall under the BUGTA Scheme which is essentially a self-managed body corporate arrangement.
During our communication with the sales agent, he had never explained this point, so we didn’t realize this could lead to further disputes.
I sent through the signed contact right away – even though it was after 8pm.
She called me early the next morning 8am to explain the potential issues. Because the BUGTA scheme is outdated, responsibilities related to property maintenance are often unclear. Since this was an investment property and considering the potential disputes that could arise in the future, we decided to pull over our offer.
However, the contract has been signed and was unconditional, which meant we would face a penalty. We tried communicating with the agent, but they refused to negotiate. In the end, thanks to Flame’s efforts, we were able to have the penalty waived.
We are sincerely grateful for the significant assistance Flame provided in our case.

We want to thank Flame from Bennett and Carroll for handling the sale of our property and purchase of another, with simultanious settlement. No easy process, dealing with solicitors for purchaser and sellers of purchased property, along with council issues popping up in the twelfth hour. My intention was to leave a review without describing my experience, but after reading their response, I am compelled to write a detailed account.
My experience with Bennett Carroll was not a good one.
Mistakes were made including lodging our mortgage before the property was actually settled. We had to get them to reverse this and then re-lodge it after settlement.
We were then charged extra for this, and this is what we disputed. It was never a matter of asking for a ‘discount’ as they mentioned in their response.
I understand a lot of time has passed since dealing with them, but I was recently reminded of my bad experience.
This is the part that I find most upsetting: I told them I intended to leave a review
- to this they responded “…we do monitor and actively protect our online presence and reputation. Before you go, ‘leaving reviews of my experience online to warn others’, you might want to read the case of Cheng V Lok, where a defendant to did what you are threatening was forced to pay $750,000.00 in damages for writing just such a review.”
The only problem here is that the Cheng Vs Lok case was about a fake and defamatory review: she had never even met the business owner and had never used his services.
My review, on the other hand, is genuine.
